A well-installed air conditioning system provides:

  • Heating during the cooler winter evenings (if you choose an inverter or heat pump)
  • Better air quality by filtering dust and allergens
  • Improved property value and appeal to tenants or buyers
  • For many of my clients, efficient climate control has moved from a ‘nice-to-have’ to a ‘must-have’ when searching for a home.

The Main Types of Air Conditioning Systems

Before thinking about costs, it helps to understand the main systems on offer:

1️⃣ Split Air Conditioning

The most common option for apartments and smaller homes.

Components: One outdoor unit connected to one indoor unit.

Features: Quiet operation, efficient cooling, relatively simple installation.

Best for: Single rooms or open-plan areas up to around 50–60 m².

2️⃣ Multi-Split Systems

Ideal if you want to cool several rooms independently. 

Components: One outdoor unit connected to multiple indoor units.

Features: Flexibility, each room can be set to a different temperature.

Best for: Homes with 2–4 bedrooms or larger living spaces.

3️⃣ Ducted (Central) Air Conditioning

A more discreet solution for whole-house climate control.

Components: One central unit connected via hidden ducts to ceiling vents in each room.

Features: Consistent temperature throughout, no visible indoor units, quieter.

Best for: Villas, large townhouses, and new builds. Ducted AC can also be supplied as a multi-split for very large villas. E.g. each room could have its own indoor 

Cons: Hard to retrofit (and expensive) as it needs false ceilings and ductwork to be installed.

Ducted AC is also inefficient as it blows air into every room UNLESS a system like Airzone (designed and made in Malaga!) is installed that offers a thermostat in each room which automatically adjusts the room temperature by means of motorised grilles/vents.

Ducted AC also required one indoor unit and one outdoor unit at least.


4️⃣ Portable Units

Freestanding units you can move around.

Features: No installation costs, plug-and-play.

Limitations: Noisy, less powerful, less energy efficient.

Best for: Temporary solutions or small spaces.

Outdoor and indoor units in all cases are connected using copper pipework, electrical wires for power and signals and water drain pipes to get rid of condensed water.

Examples of Real-World Scenarios

To put this in perspective, here are some typical installations in the Guadalhorce Valley:


➡️ A 75 m² Apartment in Alhaurín el Grande

75m2 would need a 9kw split minimum and really only a few suppliers do that. Also, if it’s a 2 bed apartment you would install two or three splits (one in each bedroom and one in the lounge.  A single one would also struggle as its right on the edge of what would be needed (we calculate total Sqm x 120w required per Sqm for effective heating and cooling) so 75 x 120 = 9,000 watts which is 9kw. 

This would need 3 x split units approx. €2,400 installed. 


➡️ A 3-Bedroom Townhouse in Coín

Multi-split system covering bedrooms and lounge: approx. €2,800.


➡️ A 200 m² Detached Villa near Álora

Full ducted system with inverter heating: approx. €4,500 – €5,500.

Worth noting...

Good suppliers would come and do a free survey to be able to offer a fixed price. Suppliers that offer cheap upfront and do not go to look often then upsell when they are there meaning the cost can shoot up as pipework etc, can be €35-€45 per extra meter installed! 

Also worth noting that the Law is really relevant to customers.  It states that anyone transporting or installing fluorinated gas products inc AC MUST have this.  Gas in AC is flammable under the wrong conditions and has to be handled with care. 

Also, without the right bolletin being signed off (and you can only do that if you have the qualification) most manufacturers now are invalidating warranty claims as they simply say to the customer, “you didn’t use a legal installer”.  For instance, if you buy a system from Leroy Merlin or Obramart, they give you a form in two parts, Parte A and Parte B.  Parte B MUST be signed off by a qualified installer showing their unique reference number and this has to be returned to the store for them to register the warranty.  Without them getting that a customer returning to the store to ask for help with a warranty claim would be turned away or charged for a visit/repair. 

Remember that these are guidelines. The best way to get an accurate figure is to arrange a home survey and request several quotes.
