At Mediterranean Homes, we completely understand that, which is why we always aim to be transparent, honest, and realistic when it comes to property valuations.
Due to the diversity of properties available here in the Guadalhorce Valley and the areas in which they are located, it takes an experienced team of estate agents to accurately value your home.
Unfortunately, there is no "fixed valuation calculator" where we can enter the square meterage, add a certain value for having a swimming pool, a garage, etc. Sometimes there is no pattern at all. This is why it is essential to instruct an experienced estate agent to avoid either losing tens of thousands of Euros or not being able to sell at all.

The Importance of Accurate Pricing
In today’s property market, pricing your home correctly from the outset is crucial. Properties that are realistically priced should attract interest and sell within the first three months of going on the market. While there are always exceptions, a property that lingers on the market longer than this timeframe is often overpriced compared to similar listings.
An overpriced home may lead to fewer viewings, less interest, and ultimately a longer time to sell, if it sells at all. The key is balance: pricing the property high enough to reflect its value, but low enough to attract serious buyers.
What Factors Influence The Value of a Property?
No two properties are the same, and there are several factors we carefully consider when valuing a home.
Here's the biggest factor that we have found: Buyers these days are favouring properties that are as "ready to move into" as possible. Buyers are favouring properties that have quality and unique features and are less likely to be motivated to carry out any maintenance work than buyers used to be.
So the BIGGEST TIP: Make sure ALL pending maintenance tasks and repairs are completed!
- Location: Homes closer to the coast often carry a premium compared to inland properties. Proximity to amenities, transport, and demand in the area all play a role.
- Size and Condition: Larger homes typically have higher values, but condition is just as important. A well-maintained or recently renovated property will often achieve a higher price than one requiring upgrades. If a property needs work, you would need to understand how much capital would have to be invested to bring it up to a good standard.
- Legal Status: A fully registered property is more appealing to buyers. If a property has registration issues, this can affect the price, as buyers may need to invest further to correct the paperwork.
- Land Use: For country properties, land value depends on usability. Mountainous or unproductive land adds little value, while agricultural land or properties with equestrian facilities can boost a valuation.
- Market Competition: If your property is unique with little competition, that can strengthen your position. However, if there are many similar homes on the market, pricing becomes even more strategic.
- Recent Sales Data: We look at what similar homes have sold for in the past 12 months. This is one of the most reliable indicators of true market value.
- Current Market Conditions: Is the market busy or quiet? Are buyer enquiries high or tapering off? Timing can have a major impact on your sale.
