What is the Pre-AFO and AFO Certificate?
Beatriz explains that the Pre-AFO is an urban planning report that helps assess whether a rural property can be legalised. It involves legal and technical research into planning policy, building age, surface area, and local risks. The cost ranges from €450 to €900 depending on the property size.
The main benefit of the Pre-AFO is peace of mind. It allows buyers or sellers to understand the legal status of a property before investing further.
The AFO (Asimilado Fuera de Ordenación) is an official certificate issued by the local town hall that recognises an otherwise illegal property and allows access to utilities like water and electricity. It’s essential to obtain a renovation license.
Why Get an Energy Efficiency Certificate?
The Energy Efficiency Certificate (CEE or Certificado de Eficiencia Energética in Spanish) is required when buying, selling or renting a property. It measures energy performance based on insulation, glazing, emissions, and orientation. Like appliances, properties receive a rating from A to G. Surveying Before Buying
